Pre-action Rent Arrears Letter



This is the cheapest part of the main process and usually the most effective.


For £197 we send a letter to the tenant(s) in the strongest of terms indicating the consequences of non-compliance with their obligations under the tenancy agreement. In most cases we can even track and trace the tenant's new address for you on a no-find, no-fee basis.

Issue Debt Proceedings at Court


We are fully authorised to undertake litigation. For £497 (plus court fees) we can issue a claim at court against a tenant via the small claims process in most cases thereby limiting your exposure to additional costs. Again, in most cases, we can find the whereabouts of the tenant in order to be able to properly serve upon and pursue your claim for rent arrears.


We have vast experience in civil litigation and in particular money claims such as yours i.e. rent arrears debt collection and understand the Civil Procedure Rules, including the best course of action to get a judgment against the defaulting tenant(s).

It is an offence for any individual to issue proceedings in a court on behalf of another unless they have been granted that right by an appropriate regulator.
